I sold my house in another state, and I also had a terrible experience with Mark Spain Real Estate.
When the agent came for the consultation, he immediately started making negative, snarky comments about our house. I brushed it off because I figured their “guaranteed as-is offers” would at least make the process quick — and I was moving out of state, so speed was important.
They sent an inspector who barely looked at the property. He took maybe five photos, didn’t even go into our lower split-level or garages, and skipped the backyard entirely. A few days later, we got their “offer”: $160k — nearly $80k below market value. (We later sold the home for $245k, exactly in the fair market range we expected.)
To make matters worse, because we had signed something authorizing them to inspect the home, they tried to threaten us with legal action to keep us from getting other offers. After some very heated phone calls, they finally released us from the so-called “contract,” and we listed the house normally.
We had 3–4 other companies give us as-is offers, and even the lowest one was about $40k higher than Mark Spain’s. Their offer was laughably low, and their tactics were unprofessional and shady.
I am absolutely not a fan of Mark Spain Real Estate and would never recommend them.
