We went with HomeLight after our listing agent recommended them. We’re still in the middle of the process, but already running into issues I wish had been disclosed up front. The biggest problem is how they buy your property and then quickly resell it—usually at about 10% less than the “guaranteed sale price.” That undervalued resale shows up on the MLS, Zillow, etc., and makes your home look worth less than it actually is. We ended up selling for much less than expected because of this, which was incredibly frustrating.
Another surprise: we were told there wouldn’t be big out-of-pocket costs, but later were hit with the requirement to provide a 3% earnest deposit for our new home purchase. We had only a few days to come up with tens of thousands of dollars, which was never mentioned at the beginning.
While the process did let us move into a new home, the lack of transparency left us furious. Personally, I would not recommend going this route.
