    Don’t Use Clever Real Estate

The agent I was referred to through Clever got all the way to sending me a listing agreement without disclosing that she had no intention of honoring the 1.5% that Clever advertises. On top of that, she slipped in an extra $495 flat fee for herself. She also pushed hard to get me to cover the buyer’s agent, which meant I ended up paying 4% plus $495—and that was only after negotiating her down.

When I called Clever, they admitted that their agents aren’t actually required to follow the pricing model they advertise. To me, that feels like straight bait-and-switch.

As far as selling my home, she didn’t do much. She overpriced it, dragged it out for her full six-month contract, and then finally brought me an offer through a buyer’s agent in her own group. The offer wasn’t great, but I no longer had my renter, so I accepted it just to move on. Honestly, I wouldn’t be surprised if she ended up with the property herself through another party—she owns multiple rentals and the whole thing felt slippery.

This experience left me frustrated and distrustful of both Clever and realtors in general. I wouldn’t recommend using them.
