    We had 72Sold come out on Sunday—not because we’re moving yet, but just to get some theoretical values. Their process was interesting. They took pictures of the front and back of the house (but not the inside) and then listed it on the MLS under “coming soon” status for about two weeks.

    After that, they scheduled what they call a “72-hour sale.” On a Saturday, the home is shown to pre-screened buyers for a two-hour window. Those buyers already know the seller’s terms, like whether it needs to be an all-cash deal, quick inspection, no inspection, or appraisal waivers.

    The agent then accepts offers through Sunday, essentially creating competition among the buyers. On Monday, the offers are presented to the seller to choose from.
