    I listed my house with Mark Spain Real Estate because I only wanted a guaranteed offer. Instead, they pressured me into signing a listing contract in case I didn’t accept the offer.

    I was upfront with them from the beginning: the roof had a small leak, and I planned to replace it in about six weeks. I lowered my asking price from $155k to $125k to see if anyone would be interested in buying it as-is, with the understanding that once the roof was replaced, the price would go back up. Instead of communicating that clearly, the agent told buyers I was replacing the roof at the $125k price — which wasn’t true. If I fixed the roof, the price would be $149k, not $125k.

    Then the agent tried to tell me I’d only make $10k profit after fees, which made no sense. When I called it out, he admitted he had “forgotten a digit” after being rude and dismissive. The only offer he brought me was extremely low, and then he added unnecessary pressure with a “shot clock” — giving me less than 24 hours to respond. That kind of manipulation felt disrespectful. When I countered with my own deadline, he told me “that’s not how it works.” But it’s my house, so it’s absolutely my rules.

    To top it off, the agent kept twisting my words and misrepresenting what I said to buyers. He even admitted he was part-time and semi-retired. Google says to avoid agents who aren’t full-time for a reason — and this experience proved it.

    In the end, they tried to push me toward selling at $100k on a house I knew was worth much more. It was a very bad experience with Mark Spain Real Estate, and I would not recommend them to anyone.
